Roof Repair in Bethany That Starts at the Source

One leak or a patch of missing shingles rarely means the whole roof is finished. We find where the water gets in, photograph it so you can see it too, and fix the part that failed so your home stays dry.

When a Repair Is the Right Call

Roofs rarely give out all at once. A nail works loose, a pipe boot splits, flashing lifts at the chimney, and rain gets a way in. If the rest of the roof is still sound, fixing that single weak spot is the practical, budget-friendly move.

Our 30+ years of roofing experience matter most in one part of the job: locating where water really gets in. A drip above your hallway might begin at a vent six feet up the slope. We trace the path first, then make the fix.

When a roof is close to worn out, we tell you directly and show you why. You get a straight answer on repair versus replacement, and if a new roof is the better choice, our Roof Replacement page explains what that work looks like.

What Our Roof Repair Covers

Tracking down the leak

A leak often appears well away from where it starts. We check the underside of the decking in the attic and the roof surface above, tracing stains and soaked insulation to the gap.

Replacing damaged shingles

We swap out shingles that are lifted, creased or gone, seal them down and match them as closely as possible to your existing roof.

Flashing and vent boots

We reseal or replace flashing at chimneys, walls and valleys. Split rubber boots on plumbing vents cause a large share of the leaks we find, and they're quick to fix.

Rotted decking

When the wood beneath a leak has gone soft, we remove that section and put in new decking so the shingles have a firm base.

Pictures and a written estimate

You see photos of every problem and an itemized estimate before we start. We don't add anything without checking with you.

Signs Your Roof Needs a Repair

  • Water marks inside

A yellowed ring on the ceiling or paint that has started to blister tells you moisture has been coming through for some time. Tracing it early means less drywall and insulation to replace.

  • Missing or torn shingles

Central Oklahoma wind can lift and tear off shingles, leaving the underlayment exposed. One missing piece can let water in on the next rain.

  • Dark sand washing off the roof

If your downspouts spit out dark, sandy specks after a rain, your shingles are shedding their protective coating, either from age or a hail hit. Those bare spots wear through faster than the rest.

  • Damp attic or musty smell

Dark spots on the underside of the decking, damp insulation or a musty odor point to a slow leak you can't see from inside the house.

  • Loose or rusted flashing

Gaps around the chimney or rusted metal at a wall joint are easy entry points for water, especially in hard, sideways rain.

How a Repair Visit Goes

  1. 1

    We talk it through

On the phone, tell us what you've noticed and where. That helps us know where to look first when we arrive.

  2. 2

    Inspection and photos

We go up on the roof and into the attic if needed, photograph the damage and show you exactly where the problem is.

  3. 3

    Written estimate

You get the scope and cost in writing. If the damage looks storm-related, we'll tell you, and explain how documenting it can help if you decide to file a claim.

  4. 4

    The repair

Our crew protects your landscaping, makes the repair and seals everything properly. Most repairs are finished in a single visit.

  5. 5

    Cleanup and walkthrough

We sweep for nails, haul off debris and show you photos of the finished work before we leave.

What Affects the Cost of a Roof Repair

Every repair is priced after we've seen the roof, because the visible damage is often only part of the story. Here's what moves the number, so the estimate makes sense when you read it.

How far the water traveled
A leak caught early may need only new shingles or a boot. One that's been running for months can mean replacing decking too.
Roof pitch and access
Steep slopes and second-story roofs take more safety setup and time than a low-pitch ranch roof.
Finding a close match
If your shingles come from a line the maker no longer sells, a good match takes more searching. The new pieces may also stand out a little against weathered ones, and we'll tell you that up front.
Type of repair
Resealing flashing is a smaller job than rebuilding it around a chimney or skylight.

Roof Repair Questions We Hear Often

Something not covered here? (405) 689-5431

Will my insurance pay for a roof repair?

That comes down to what caused the damage. Policies tend to pay for sudden events like a hailstorm or a strong gust, and tend to leave out gradual aging. Your insurer makes that decision, not us, but we'll photograph the damage, explain what we see, and walk you through the claim steps. Our Storm Damage Repair page covers this in more detail.

How do I know you're not overselling me?

You'll see photos of every problem we find, and we'll explain why each item matters. If a small repair will do the job, that's what we'll recommend. You decide what gets done.

Can a repair wait until a dry week?

Small repairs often can, and we'll schedule around the weather. If water is actively getting in, we'll talk with you about getting it sealed sooner so the damage doesn't spread to ceilings and insulation.
