Roof Replacement in Bethany, Explained Before We Start
When repairs stop making sense, we replace your roof down to the decking, rebuild the flashing and vents, and leave your yard clean. If a storm brought you here, we photograph the damage and walk you through the insurance steps before you sign anything.
When a new roof is the right call
A roof replacement means tearing off the old shingles and underlayment, checking every sheet of decking, and building a new system from the deck up. It makes sense when the shingles are worn through, leaks keep appearing in new spots, or hail has bruised so much of the surface that patching would only chase the problem around.
It is not always the answer, and we will tell you so. If a roof repair will give you good years, we say that first. Our 30+ years of roofing experience has taught us that most people mainly want a straight read on where their roof stands.
Many replacements around Bethany start with spring hail or a hard wind. If yours did, we document the damage with dated photos and explain how a claim usually moves, from filing to the adjuster's visit to the final payment. We don't act as your adjuster or promise what your insurer will pay. We help you understand each step so nothing catches you off guard.

What your new roof includes
- 01
Full tear-off to the deck
We remove every old layer, so nothing worn out is hiding under the new shingles. Tarps and plywood protect your landscaping, siding and driveway while debris comes down.
- 02
Decking checked board by board
With the old layers gone, we go over the bare wood on foot and flag any sheet that is soft, delaminated or rotted. Each board we swap gets photographed and shown to you, so your invoice lines up with what you actually saw.
- 03
Underlayment and leak barrier
Synthetic underlayment covers the whole deck. Self-sealing ice and water barrier goes in the valleys and around pipes and chimneys, where water tends to collect.
- 04
New flashing and balanced ventilation
We replace drip edge, step flashing and pipe boots instead of reusing tired metal. We also check that intake and exhaust vents are balanced, which helps your attic stay cooler through Oklahoma summers and keeps shingles from aging early.
- 05
Shingles installed to the maker's specs
Nail count and placement follow the manufacturer's instructions. That matters for wind resistance and for keeping the shingle warranty valid.
- 06
Cleanup and a magnetic sweep
We haul away the old material, run a magnet over the yard and driveway for loose nails, and walk the property with you before we pack up.
Questions about Roof Replacement?
Call(405) 689-5431Signs your roof may be ready for replacement
Leaks in more than one room
One leak is often a repair. Stains showing up in several places usually mean the underlayment is failing across the roof.
Bald patches and grit in the gutters
Asphalt shingles lose their protective mineral surface with age, and hail knocks it loose even faster. Once that layer is gone, sunlight bakes the asphalt underneath and the shingle wears out quickly.
Curling, cracking or missing shingles
When shingles curl at the edges or crack across the tabs, wind can lift them easily. Several bare spots after one storm is a strong hint.
Hail bruising over most slopes
Soft dents that feel like a bruised apple weaken the mat underneath. When they cover most of the roof, replacement is usually more sensible than spot work.
A sagging or spongy roofline
Dips along the ridge or soft spots underfoot point to wet or rotted decking. That needs attention before it spreads.
How a replacement goes, from first call to final walk-through
- 1
Inspection and photos
We go over your roof, attic and gutters with a camera in hand. Every picture is yours to keep and look through, and you get an honest answer on whether repair or replacement fits your roof.
- 2
Written estimate and claim guidance
You get a line-item estimate. If insurance is involved, we explain how claims usually work, what the adjuster looks for, and how to read the paperwork you receive.
- 3
Permit and scheduling
We pull the permit when the city requires one and set a start date with the weather in mind. You'll know when the crew is coming and where materials will be dropped.
- 4
Tear-off and installation
The old roof comes off and the new one goes on the same day for each section, so your home isn't left open overnight. Many single-story homes take a day or two, and we'll tell you what to expect for yours.
- 5
Final walk-through
We check flashing, vents and edges, sweep for nails, and walk the finished roof and yard with you. Any questions get answered before we leave.
What shapes the cost of your replacement
No two roofs share the same numbers, so we measure yours and look at its condition before pricing anything. The written estimate breaks out each item so you know what you're paying for. When insurance is involved, we show you how our scope lines up with the adjuster's so the two documents make sense side by side.
- Roof area and steepness
- We measure every slope, and a bigger roof simply takes more shingles, underlayment and crew hours. A steep pitch calls for harnesses and roof jacks and slows the pace, which shows up in the labor line.
- Layers coming off
- A roof with two layers of old shingles takes longer to strip and costs more to haul away.
- Decking condition
- Rotted or soft boards have to be replaced before anything new goes down. We can't know the full amount until the deck is bare, so we photograph every sheet we swap.
- Material choice
- Standard architectural shingles, impact-rated shingles and other products differ in cost and in how they stand up to hail. We lay out the options side by side.
- Roof details
- Chimneys, skylights, valleys and added vents each need their own flashing work, which adds time.
Common questions about a new roof
Will insurance pay for an entire new roof?
It depends on your policy, the cause of the damage and the adjuster's report. Nobody can guarantee the outcome, and we won't pretend to. What we do is document the damage carefully, explain how a claim moves along and help you read the scope your insurer sends back.
Which warranty comes with my new roof?
The way we install your roof is covered by our 10-year workmanship warranty. The shingles carry the manufacturer's separate coverage and terms. We sort out which warranty handles what before work starts, so you'll know who to contact if something comes up later.
Can new shingles go right over the old ones?
We recommend a full tear-off. A second layer hides the decking, puts extra weight on the house and can shorten the new roof's life. Once the deck is bare, we can fix what's wrong instead of covering it up.
Does someone need to be home during the job?
No, go about your day. We only ask for a few minutes on the first morning and at the final walk-through. Tear-off is loud, so pets are usually happier indoors, and parking on the street keeps your cars clear of falling debris and the dump trailer.
Do you replace roofs beyond Bethany?
Yes. We also work in nearby towns like Warr Acres, Yukon, Piedmont and Oklahoma City. Our Service Areas page has the complete list.
